Routine inspections are an essential part of managing a rental property. They allow your property manager to monitor the condition of your investment, ensure it remains safe and compliant, and identify any issues before they become more serious.

Tenants benefit as well. Regular inspections support their satisfaction by ensuring maintenance is addressed promptly and the home remains a comfortable place to live.

What’s really assessed during an inspection

An inspection is not simply about checking whether the home is clean or not. It is an opportunity for someone who knows exactly what to look for to assess the overall condition of the property.

During inspections, we look for signs of maintenance concerns such as water leaks, pest activity, damage or general wear and tear. We also check that fixtures and fittings are functioning as expected and note any items that may require attention in the near future.

This approach allows us to plan maintenance early and alert you to any issues that may need your attention in the future.

How missed inspections can affect insurance claims

One of the most important reasons to conduct regular inspections is that they support insurance claims. Insurers expect landlords to take reasonable steps to maintain their property and minimise damage.

If inspections are not carried out consistently, it can be difficult to identify when damage occurred or whether it could have been prevented. In some cases, claims relating to gradual damage or tenant-related issues may be reduced or declined due to a lack of evidence.
